When real estate is exchanged, you receive fixed, tax favored payments for life or for a term of years, a generous income tax deduction, the IRS forever forgives a large portion of the capital gain and other important benefits.

Exchanging Real Estate, here’s how it works:

  • Property owner enters into an option agreement with WTP allowing WTP to market, and sell their property at a price agreed upon by the property owner.
  • WTP secures the services of a successful, local realtor and, like any real estate transaction the property is marketed.
  • When a buyer is found, a simultaneous closing takes place. First, the title is transferred to WTP and then immediately to the new buyer.
  • WTP absorbs all realtor and closing costs into the transaction, freeing the property owner from any “out-of-pocket” expenses.
  • Fixed, tax favored payout can begin immediately or it can be deferred to a later date, and the payout stream can be directed to children or heirs, for their life or for a terms of years..
  • A large portion of the capital gain is forever forgiven, saving money on taxes and because you chose WTP, you never pay “out-of-pocket” capital gains tax.
  • A large portion of the recapture tax is forever forgiven when you have taken depreciation on the property.
  • You receive a generous tax deduction. This deduction can be applied to your tax return and is used to lower your adjusted gross income reported to the IRS for the first year and 5 years of carry-forward, if applicable.
